In a perfect world, someone would come along with a wrecking ball and demolish this place. It’s a beautiful house don’t get me wrong, but the 412 sq. meters sitting beneath it are where the real value lies.
If one were to look at the current footprint of the building, which is approximately 88 sq. meters, and make the tallest condo or condotel hi-rise possible for a beach front location, with 2-units per floor, a glass elevator, roof deck swimming pool with jacuzzi, cabana, and sun chairs, jetski or fishing boat rentals for guests, snorkeling, scuba, and beach front dining on not only the most private and secluded beach around, but perhaps one of the better “sand” beaches as well. (The sand here happens to be a decent quality.)
A small hotel next door, a rock bluff, and the beach border the property. It is one of the few places down Baloy that has a lot of trees hovering around both the property and the beach.
You could cater to your guests with the trifecta of great rooms with a view, great service, and great quality. If built correctly (and it should be), this new venture would become one of the go to places in Subic. If your average daily rate were on par with the area, the amount you could make off incidentals would be ridiculous.
Of course there is the matter of coming up with the dough, which could set you back a pretty $2M+ when all said and done. Not exactly couch cushion money but it would be a nice way to live in the end.
